Meals, Dishes, Laundry: Covered by One Home Warranty

When the oven, dishwasher or washer wears out from daily use, a yearly home warranty plan chips in on the repair or a replacement.

One Contract Behind Your Systems and Appliances

Home warranty coverage is a yearly service contract for the systems and appliances you run every single day.

Plumbing, wiring, heating, cooling and the main appliances can all sit under one plan. When one of them fails from normal use, you file a request and pay a set service fee.

I go through each plan with you, so the covered items and limits are clear from day one.

Where a Plan Usually Steps In

Most plans I set up are built from the same six groups. Slide through them to see what each one tends to include.

Plumber tightening the drain pipe under a bathroom sink

Plumbing

Supply pipes, drain stoppages and leaks inside the walls at home.

White kitchen with a built in oven standing open

Kitchen Appliances

Refrigerator, oven, cooktop, dishwasher and a built in microwave.

Electrician wiring a wall switch with pliers

Electrical

Breaker panel, interior wiring, outlets and the switches you use.

Washer and dryer side by side in a bright laundry room

Laundry Appliances

Washer and dryer parts such as motors, belts, pumps and elements.

Outdoor air conditioner unit with pressure gauges attached

Heating & Cooling

Furnace, central air, heat pump and the ductwork that links them.

Wall mounted boiler beside a hot water tank

Water Heating

Tank and tankless heaters, plus valves, burners and a thermostat.

Four steps to coverage

From Picking Coverage to a Covered Repair

Step 1

Select Coverage

Pick a plan for home systems, for appliances, or for both at once.

Step 2

Start Your Contract

Sign up online and I email your home warranty contract to go over.

Step 3

Request Service

When any covered item breaks down, file a service request with me.

Step 4

Covered Repair

A technician repairs or replaces the item, up to your plan limits.

After the repair

How It Went for Other Households

The dryer quit heating on a wash day. I filed the request online and the part was swapped that week.

Suzanne K.

Homeowner

My water heater leaked at its base. The plan limits were explained early, so that bill was no shock.

Kirk D.

Homeowner

The furnace blower went silent in a cold snap. One request and one service fee got the heat back on.

Cindy M.

Homeowner

The dishwasher pump stopped after dinner. I liked knowing the price of the visit before anyone came.

Straight Answers Before You Buy a Plan

Usually not. Most plans leave out faults that existed before the start date, so I ask about the condition of each system when you sign up.

Many plans start about a month after purchase. I give you the exact start date for your contract, so you know when you can file a request.

In most cases the plan assigns a licensed technician for each visit. Ask me first if you would like to use someone local you already know.

If a covered item is beyond repair, the plan can pay toward a replacement of similar size and features, up to the limits in your contract.

Often it can. Many contracts allow a transfer to the next owner of the house. I will check your plan's terms and explain the steps to you.
